Prudential Hong Kong is expanding its headquarters in the city through a new office lease with Swire Properties.
The insurer will take a total of 83,000 square feet across One Taikoo Place and One Island East. The move will increase its office space and keep its main base in the Taikoo Place area.
Swire Properties announced the agreement on Wednesday. The company said the deal shows Prudential Hong Kong’s long-term commitment to the city and to Taikoo Place.
The new office plan will bring more of Prudential Hong Kong’s staff and work areas together. Swire Properties said the move will lead to a double-digit percentage rise in the company’s total office area after the consolidation.
Prudential Hong Kong is one of the major insurance businesses operating in the city. Its decision to expand its headquarters comes as office demand remains an important part of Hong Kong’s commercial property market.
The new space will be spread across two major office towers. One Taikoo Place and One Island East are part of the wider Taikoo Place business district in eastern Hong Kong.
Taikoo Place has become a major office hub for companies in finance, insurance, technology and other sectors. The area includes modern office buildings, retail space and facilities for workers and visitors.
For Prudential Hong Kong, the expansion will provide more room for its operations. It will also allow the company to keep its headquarters within an established business district.
The insurer has not said how many employees will use the new space. It has also not provided details on the timing of the full office move.
Swire Properties said the agreement strengthens its relationship with Prudential Hong Kong. The developer owns and manages a large portfolio of commercial properties in Hong Kong.
The deal also highlights the continued use of large office buildings by major companies. Some firms have reduced office space in recent years, while others have chosen to expand or bring teams together in fewer locations.
Prudential Hong Kong’s plan falls into the latter group. The company is expected to gain more space after combining its office operations across the two buildings.
The double-digit increase in floor area is notable because many businesses have been reviewing their office needs since the pandemic changed working habits.
Companies across Hong Kong have been adjusting their office plans as hybrid work becomes more common. Some have cut space, while others have focused on larger, better planned offices that can support staff and business needs.
The Prudential deal shows that demand for high-quality office space remains present among large businesses.
One Taikoo Place is part of a major redevelopment of the Taikoo Place area. The district has attracted international companies and large local businesses because of its transport links and range of services.
One Island East is also a major office building within the area. Having space in both towers will give Prudential Hong Kong a larger presence across the business district.
Swire Properties did not provide the financial value of the lease agreement. It also did not disclose the exact floors that Prudential Hong Kong will occupy.
The company said the agreement reinforces Prudential Hong Kong’s commitment to Hong Kong and Taikoo Place as its long-term headquarters.
The expansion is therefore more than a simple office move. It reflects the insurer’s plan to maintain a strong base in Hong Kong while bringing its office operations together.
For Swire Properties, the agreement adds another major corporate tenant to its office portfolio. It also supports Taikoo Place as an important business center in Hong Kong.
The new lease is expected to increase Prudential Hong Kong’s total office footprint by a double-digit percentage. Further details on the move and the new office setup are expected as the company begins the consolidation process.
